Wie wir das machen
Ebene 1 – Betrieb der Gebäude: PB³
Die meisten Gebäude werden von einem Flickenteppich aus getrennten Systemen betrieben. Türen und Zutrittskontrolle, Heizung und Lüftung, Beleuchtung und Beschattung, Laden von Elektrofahrzeugen, Bildschirme und digitale Beschilderung, Parkieren, Aufzüge und Paketstationen werden typischerweise unabhängig voneinander geliefert und betrieben.
Wir ersetzen diesen Flickenteppich durch PB³. Anstatt Systeme vieler Anbieter zu kombinieren, läuft das Gebäude auf einer Software, die wir selbst gebaut haben.
Ebene 2 – Was PB³ möglich macht: daycrunch®
Ein Flickwerk funktioniert aber es begrenzt, was möglich ist. Dieses Muster kennen wir.
Vor dem Smartphone hatte man für jede Aufgabe ein eigenes Gerät: ein Telefon zum Telefonieren, eine Kamera für Fotos, eine Karte zur Navigation.

Ohne PB³ funktionieren Gebäude noch wie vor dem Smartphone-Zeitalter.
Smartphones haben diese Funktionen in einem System zusammengeführt, und das hat eine Welt neuer Möglichkeiten eröffnet. Ein Foto sofort aufzunehmen und zu teilen ist nur ein Beispiel.
Von PB³ betriebene Gebäude folgen derselben Logik.
Sobald PB³ das Gebäude betreibt, kann das Gebäude selbst Räume und Services betreiben. Was zuvor einen eigenen Drittanbieter erforderte, kann nun vom Gebäude selbst abgewickelt werden, weil Zugang, Buchung und Abrechnung bereits vorhanden sind. Flexible Büros, betreutes Wohnen, ein Coiffeur oder ein kleiner Hofladen sind nur einige Beispiele dessen, was dadurch möglich wird.
Mit daycrunch® betreiben wir alle Räume und Services, die ein Gebäude braucht, um wie eine kleine Stadt zu funktionieren.

Monitors energy consumption, including data from photovoltaic systems and tenant energy communities (ZEV), and automatically allocates and bills energy and ancillary (Nebenkosten) costs. This reduces manual administration and provides transparent, fair cost distribution for tenants and services.
daycrunch® Terrace
A shared outdoor seating, grilling and relaxation area for tenants and visitors. Access is managed digitally, usage can be booked, and the condition of the space is documented after use. Cleaning, maintenance and any applicable costs are coordinated and billed through daycrunch, ensuring fair use and good upkeep.
daycrunch® Rooftop Garden
A shared rooftop garden that produces herbs and food for the local shop and in-house catering. The garden is cared for by occupants as part of community and volunteering activities, linking everyday use with sustainability and local food production.
daycrunch® Food & Beverage Station (Indoor / Outdoor)
On-demand food trucks, bars or catering units that can operate even where there would normally not be enough volume for a permanent operator. Ordering and billing are handled digitally, either privately or charged to companies for guests and events. Shared infrastructure and coordinated operations reduce overhead and risk for providers, making food and drink services viable without a full restaurant setup.
PB³ Access Control & PB³ Door Communication
These products cover door control, access readers, video intercom, virtual reception, intrusion detection and video security. Tenants enter using badge or mobile app. Visitors can be admitted via video intercom, mobile app or PIN code. Cameras are used both for live video communication and for security recording.
PB³ Floor Access & Security
Controls access to individual floors and zones inside the building. Tenants enter using badge or mobile app; visitors are admitted via intercom, mobile app or PIN code and are guided to the permitted floor only. Security levels can be set from open and relaxed to highly controlled, including single-person entry and guided access workflows for sensitive areas. Cameras support both live video communication and security recording.
daycrunch® Service Point
A small, centrally located service area combining coffee corner, phone and waiting space, magazines, fruit and drinks, and a kiosk for everyday items and special gifts. It provides quick refreshment, informal waiting and basic services in one compact, easily accessible spot.
PB³ Room Access Control
All doors are controlled via mobile app or badge. When access to a room is granted, the system automatically defines the allowed floors, main entrances, doorbell destinations for visitors and valid PIN codes, fully self-service and without on-site operators.

Fully equipped offices for individuals and teams from 1 to around 40 people, available with flexible terms, shared services and digital access, allowing immediate use without setting up own infrastructure or reception.

Dynamic information on screens inside the workspace, focused on visitor guidance and communication. This includes welcome messages for guests, room status and booking information, announcements, emergency information, and the display of slideshows or video content for projects and internal communication.

The same system can display welcome messages, announcements, live updates and emergency information, and interleave these with slideshows or video content for exhibitions, presentations and events.
daycrunch® Piazza
A flexible multi-use space for markets, exhibitions, product showcases, talks, music and jam sessions, pop-up events and community activities. Vacant or temporarily unrented floors and rooms are put into interim use instead of being left empty, to generate activity, attract tenants and serve existing users. Leaving space unused is also ecologically wasteful, as it still needs to be heated, cooled and maintained. Digital coordination and shared, multi-skilled staff allow these uses to run with low overhead and minimal additional effort.

Open, flexible rooms for activities such as yoga, karate and other movement or training sessions. The spaces can be booked on demand, support different group sizes and layouts, and are equipped for classes, practice and small events.

A compact, privacy-focused bookable gym for individual and small-group training. Sessions can be coached on site or remotely, with bookable equipment and a discreet environment, avoiding the crowded, anonymous atmosphere of large commercial gyms.
daycrunch® Cave
A bookable social and leisure room with music and games, including a drum kit, pool table and table football. Access and payment are handled digitally for private or group use.

Electronically controlled individual lockers operated via mobile app or building badge. Access is assigned digitally, usage is logged, and lockers are managed centrally, giving one credential for all building services. This avoids anonymous coin-based use and allows clear responsibility, follow-up and secure operation.

A combined letterbox and parcel system with electronic access and optional ePaper displays for nameplates and status information. Access rights and compartments can be assigned automatically, and additional workflows allow secure document and parcel drop-off for later collection by other users. Fully integrated with access control and video intercom, tenants manage delivery access and notifications in self-service, reducing manual handling, external interfaces and on-site labour.mation about selected component.
daycrunch® Food & Beverage Station (Indoor / Outdoor)
Food trucks, bars or small catering units can operate even in buildings where there would normally not be enough business for them. Ordering and payment are handled digitally, and costs can be charged either to the user or to the company for guests and events. Because the building provides the digital backbone, shared infrastructure and multi-use staff, operators do not need to set up their own systems or full-time teams. This reduces overhead and risk, allows fair wages, and makes food and drink services possible without a permanent restaurant.
PB³ Elevator Control
Controls which floors people can access and how lifts are called and routed. Tenants use badge or mobile app; visitors are guided automatically based on their check-in and access rights. Elevators can be operated via touch panels and can display information and wayfinding on in-cabin screens. All safety and emergency systems remain independent; PB³ adds a digital control layer on top that manages access, routing and user interaction.
daycrunch® Messaging Wall
A combined digital and physical message board for building and neighbourhood communication. Tenants and service providers can post announcements, events and community information either on screens or on physical cards, with moderation and scheduling where required. It creates a visible, shared place for everyday communication and local exchange.

A multi-use, round-the-clock operated space serving offices, residential users, care services, neighbourhood visitors and short-stay guests. It combines reception, concierge, café, bar, bistro, lounge and meeting point in one flexible environment, operated by specially trained multi-skilled staff who provide service, coordination and support across all uses.
daycrunch® Co-Working Lounge
A multi-functional seating and working area open to office users, visitors, neighbourhood guests and people using the public charging stations. It provides flexible places to work, wait, meet or relax, supporting short stays as well as informal meetings and everyday use.

PB³ Open Parking
Open, barrier-free parking areas are monitored with bay sensors to detect occupancy and misuse. Access is not physically blocked, but parking rules, time limits and authorisations are enforced digitally. Unauthorised or overstaying vehicles are identified automatically, with notifications sent to facility management or directly to the towing service based on defined rules.

PB³ E-Charging Stations
Electric vehicle charging points integrated into the building’s digital system. Users authenticate via app or badge, charging sessions are linked to the correct tenant or cost centre, and electricity is billed automatically. Compared to public charging, this provides guaranteed availability for building users, transparent internal cost allocation, and removes the need for separate contracts or manual expense handling.
PB³ Pool Parking and Control
Digitally managed private and shared parking pools that allocate spaces dynamically to tenants, visitors and services. Availability, access rights and time windows are controlled automatically, allowing efficient use of limited parking capacity and flexible sharing instead of fixed, underused spaces.
daycrunch® Self-Storage
Secure, bookable storage rooms and lockers similar to a small on-site self-storage facility. Spaces can be rented short- or long-term by tenants and building users for personal items, equipment or documents, with digital access, flexible sizing and automated billing.
