To offer an alternative to traditional rigid contracts, we helped the landlord develop a hybrid model that combines long-term leases with a shared office space. Providing add-on services at no extra cost attracted high-quality tenants, who can book and use desks, meeting rooms, or private offices as needed. Powered by pb3 Platform, the landlord was able to digitalize the building, tenant and shared space operations and lower operating costs by 2 to 3 full-time equivalents.

The landlord aimed to develop a flexible solution for tenants, allowing their occupied space to expand or shrink as needed. Making the space attractive for wide range of tenants and meeting their unique needs was key.

Traditional 5-year or 10-year rigid contracts often leave tenants with either too much or too little space, so to offer a superior alternative, we helped the landlord create an adaptable building with a co-working space.

To provide more flexibility, the landlord introduced a hybrid model that combines long-term leases with a digitally operated shared office space on the first floor. Powered by our pb3 platform and managed under our daycrunch® operating services, this setup allows tenants to book desks, meeting rooms, or private offices as needed—so the workplace adapts to them, not the other way around.  

A full-service experience was essential for iCITY. From the building and development phase, a clear concept was executed: a flexible hub that fosters collaboration, creativity, and community. The first tenants were secured through this flexible hybrid concept with shared spaces. 

The pb3 platform enabled the creation of digitally operated spaces available on demand, including post boxes, lockers, rooms, and meeting rooms. This digital innovation supported iCITY’s hybrid strategy and attracted high-quality tenants by providing add-on services at no extra cost. 

Powered by the pb3 Platform, Alba Haus has successfully digitalised building, tenant, and shared space operations. This has led to lower operating costs as no onsite staff, external portier or security lodge service were needed. Access rights etc. are operated on a self-service basis, so the overall savings are from 2 to 3 full-time equivalents.

Tenant satisfaction rose with the addition of services at no extra cost, which also increased the attraction and retention of premium tenants. This transformation makes the Alba Haus a desirable location for a diverse range of companies, from start-ups to global enterprises.
